Based on my testing, I determined that 70-80% of my fence would rot and replaced the whole thing $25K, ouch. Yes the timber company covered the posts that were actually rotten, but that was a negligible amount of the total job. Recently I was in the process of selling my home, a 1958 brick ranch with basement daylighted on all but one side
. In selling the house the buyers inspector made note of mold on the floor joists over the basement which of course immediately scared of the buyer because the inspector didnt bother to explain molds, types etc.., I am not sure he did any testing only a visual.
I am certain from looking that it is the harmless cosmetic mold you mention in some of your articles that often begins when wood is brought to the job site etc.
It shows what you call in some of your articles interrupted mold growth and has been on the joists for the full 10 years I have lived in the house without any growth etc..,
I am sure it has always been on the wood and the dust accentuates it. In fact, my inspector when I purchased the home said it was normal.
The basement is completely dry even in what has proven to be a very wet season this year.
However, now I am in a dilemma since the one inspector has made mention of mold. Should I test and treat it? If I have it tested and its harmless type can I treat it myself or now that it has been noted should I have a professional to do so? Any suggestions on how I get around this becoming an issue for future potential buyers?

White Mold On Wood Paneling
If you live in a quite warm climate or have recently moved into a property that stood vacant for some time, you may encounter white mold on your wood paneling.
Previous incomplete removal of white mold may also cause some growth to re-emerge on your wood paneling.
While the mold probably wont cause too much physical damage since its just paneling, it can cause unsightly cosmetic damage that would require covering or replacing.
It can also cause a very unpleasant, musty smell to permeate your whole home.
So, how should you tackle it?
- Either vinegar or baking soda should work just fine, though we would recommend baking soda over vinegar since its a bit milder some wood paneling can be a bit too delicate to use strong chemicals on it.
- After spraying down and scrubbing the affected area, make sure to thoroughly dry it, as any remaining moisture may seep underneath the paneling and cause further damage or detach the paneling from the surface underneath it.
- You may want to contact a professional if the affected area is quite large, or if youre worried about potentially damaging your wood paneling in the process of removing the white mold.
